The agent wants to sell – we don't. Damp behind fresh paint, missing insulation, wrong falls or overheating electrics can't be seen with the naked eye. We provide neutral measurement data you can decide and negotiate with.

All the measurements: areas, ceiling heights, whether the walls are straight and the floors level, whether the water drains properly. Plus thermal images with an explanation, photos and – depending on the package – drone footage. At the end there is a list of defects, sorted by urgency, with our recommendation. You get all of it as a PDF in German, English or Turkish; further languages on request.

In person we speak German and Turkish – on the phone, via WhatsApp and on site. In English, Russian, Arabic and further languages we answer you in writing by email or WhatsApp, usually within a few hours. You receive the report in German, English or Turkish, further languages on request.

Appointments are usually possible within a few days – even faster if you're in the middle of negotiations. You'll receive the finished report within 48 hours of the visit.

Yes – that's one of our most common cases. In coordination with your agent or developer we inspect the property on site and send you the report, photos and videos digitally. Happy to talk everything through on a video call.

Yes, that is a dedicated part of what we do. For agents and developers we produce virtual 3D tours with a true-to-scale floor plan for marketing; for hotels and holiday lets, tours plus condition records at check-in and check-out; for commercial clients, condition and area documentation. Yes – the inspection before the keys are handed over is one of our main services. We go through the property and record the defects we find. You get that in writing before you sign the handover. That way the developer can put things right while they are still obliged to.

No – Turkey has clear rules: drones must be registered, and flying is prohibited around airports, ports and military areas. We check the permissions before every job and only fly where it is allowed. If a flight isn't possible, we'll tell you honestly in advance.

No. We produce a technical condition report – not a structural, legal or expert survey and not a valuation. If signs of structural problems emerge, we name them and recommend an inspection by suitable specialists. Our report gives them a well-documented starting point.

No. We work strictly non-destructively – we don't drill, we don't chisel and we don't dismantle anything. That is the advantage before a purchase: you need no permission from the seller. It is also the limit of the method: whatever sits behind closed building elements and shows up neither visually nor thermally, we cannot assess. The report states which areas were not accessible.

No – and we say so deliberately. A thermal image only shows temperature differences at the surface. Those can come from damp – but equally from a pipe inside the wall, from the sun, from missing insulation or from the way the building was constructed. We assess every conspicuous spot in context, describe it in the report and recommend, where it makes sense, a more precise measurement or a specialist firm.
